Roof Shingles

Exterior Inspection

Exterior Walls and Siding

We check for potential structural issues, moisture damage, or pest infestation signs in the exterior walls and siding.

Roof, Gutters, and Downspouts

We assess the condition of the roof, including shingles, flashing, chimneys, skylights, gutters, and downspouts, looking for wear, leaks, or improper drainage.

Windows and Doors

We inspect the condition and operation of windows and doors, ensuring they open, close, and seal properly to prevent air or water leaks.

Driveways, Walkways, and Decks

We assess these areas for cracking, tripping hazards, or deterioration that could pose safety risks.

Interior Inspection

Walls, Ceilings, and Floors

Our inspectors check for cracks, stains, sagging, or unevenness in these areas, which may indicate underlying problems like water damage or structural issues.

Attic and Insulation

We enter the attic to assess the insulation levels, ventilation, and any signs of water damage or pest activity.

Mechanical Systems

Plumbing

We inspect the home’s plumbing system, including pipes, fixtures, water heaters, and drainage systems, looking for leaks, water pressure issues, and potential repairs.

Electrical

Our team checks the electrical panels, wiring, outlets, and switches for proper installation, grounding, and any signs of wear or overload.

Heating, Ventilation, and Air Conditioning (HVAC)

We evaluate the condition of the heating and cooling systems, ensuring they are functioning properly and efficiently. This includes checking ductwork and ventilation.

Appliances

We inspect major built-in appliances, such as ovens, stoves, dishwashers, and garbage disposals, to ensure they are in working order.

Crawl Spaces and Basements

For homes with basements or crawl spaces, we inspect these areas for moisture, structural issues, insulation, and ventilation concerns.

Garage or Carport

We check the structure, doors, and functionality of any garage or carport, including the operation of automatic door openers and safety sensors.

Final Report

After completing the inspection, we compile a detailed report that includes:

   - Photos, captions, and descriptions of all findings

   - Recommendations if items need repaired, replaced, or further evaluation by a qualified contractor

   - A clear summary of the home’s overall condition along with those items that need to be repaired or replaced
